Complex projects with custom materials like lime plaster or brick jaali may take longer. Our concept-to-handover service ensures timelines stay on track.

What permissions are needed to build a house in Kerala? +

Building a house in Kerala requires permits from the local panchayat or municipality, including a building permit, Panchayat Raj approval, KSEB electrical connection approval, and if applicable — Kerala Coastal Zone Management Authority (KCZMA) clearance for coastal plots. Volks Architects handles all approvals and authority submissions as part of our service.

What are the best passive cooling techniques for Kerala homes? +

Kerala's humid tropical climate is ideal for passive cooling strategies: cross-ventilation through strategically placed openings, internal courtyards (nadumuttam) that create stack-effect airflow, perforated brick jaali walls that filter light while promoting ventilation, deep overhangs and shading devices, and lime-plaster finishes that reduce heat absorption. We integrate all of these into our designs.

Do you take up projects outside Thodupuzha? +

Yes. While our studio is based in Thodupuzha, Idukki district, we undertake projects across Kerala — including Ernakulam (Kochi), Kottayam, Alappuzha, Thrissur, Malappuram, Kozhikode and beyond. We've delivered 120+ projects across 15 cities in Kerala over 12+ years of practice.
